WHY ARE REAL ESTATE AGENTS IMPORTANT, because there is an in-depth procedure that must be followed, therefore you must hire a Real Estate Agent to assist you with: 


GATHERING THE DOCUMENTS 

  • Copy of ID Card 
  • Copy of Birth Certificate
  • Original Deed
  • Original Survey Plan
  • Up to date Tax bills
  • Up to date Utility bills
  • Insurance Coverage for Residential or Commercial property.
  • Provide any other documents as needed.


REGISTERING YOUR PROPERTY

  • Registering with Boyce Real Estate Ventures.
  • The Seller mut inform the Real Estate Agent if he or she is registered with other Agent(s) or Agency or Agencies.  
  • Listing your land and property.
  • Letter from the Real Estate Agent to the Seller with the Agent's selling conditions.


HIRING A VALUER 

  • A Valuer conducts a Valuation of the land or property to determine the purchase price.  This Valuation is confidential.  Therefore, the Seller is not obligated to share it with the Buyer. 


INVESTIGATION OF ROOT TITLE

  • Conducting searches at various government agencies for Root of Title


DRAFTING CONTRACT FOR SALE

  • Written Contract for Sale


PREPARING THE ADVERTISEMENT

  • Newspaper 
  • Online (Website)
  • Signage
  • Radio
  • Television
  • Leaflets
  • Social Media

COLLECTING BUYERS OFFERS

  • Every time a buyer makes an offer, it must be communicated by the Agent to the Seller.
  • Offers form the Buyer can be communicated to the Agent/Agency via:  Email, Telephone, Letter, WhatsApp to name a few.


CLOSING THE SALE

  • Seller accepts the best offer from the Buyer, who meets the requirements.
  • If Buyer is purchasing through a lending agency, he/she must have a pre-approval letter from the lending agency.
  • If buyer is purchasing with cash (source of fund, example salary payment and bank statement), due diligence and compliance. 


SCHEDULING THE VIEWING OF LAND AND PROPERTY WITH BUYER

  • The buyer schedules an appointment with the Agent to view the property.


ASSIST WITH NEGOTIATIONS

  • The lending agency negotiates the price according to what the property is valued when they have the property valued by their Valuer.


PREPARING THE AGRREMENT FOR SALE

  • An Agreement for Sale is prepared by the Agent between the Seller and Buyer and to be signed by both parties.


A GUIDE TO COMPLETTING THE SALE

LEGAL REQUIREMENTS

  • Seller hands over all Documents to their Attorney-at-Law for the completion of sale.
  • Agent submits to the Seller Attorney-at-Law documentation for payment.
  • All tax and utilities bills must be up to date and paid in full.
  • Insurance coverage for property up to date and paid.


PAYMENT 

  • After all due diligence and compliance, the payment is received from the Buyer's Attorney-at-Law to the Seller's Attorney-at-Law.
  • Seller is released from Insurance Coverage for Residential or Commercial property.


DEDUCTIONS

  • Attorney-at-Law fees + 17.5% Vat
  • Real Estate Agent fees + 17.5% Vat (if vat registered)
  • Taxes
  • Any other deductions


After Deductions

  • Monies are transferred to the Seller by the Seller's Attorney-at-Law through any legal means necessary.
