PROPERTY MANAGEMENT DUTIES AND RESPONSIBILITIES

WHY IS PROPERTY MANAGEMENT IMPORTANT FOR THE MANAGEMENT OF RESIDENTIAL AND COMMERCIAL PROPERTIES?

Whether you're living in Barbados or abroad and you have property in Barbados, but don't have the time or is unable to be here to manage it, property management can benefit you.  First you need to register with Boyce Real Estate Ventures.


MANAGING RENTAL PROPERTY

As a landlord and you intend to rent or lease your property for residential or business purposes, it is important to give notice to the Commissioner of Inland Revenue, of your intention to let premises at a rent.  In addition: 

  • Valuing the property for rental fees rate and insurance coverage for unfurnished, semifinished and fully furnished properties.
  • Advertising the property for rental.
  • Vetting all prospective tenants before signing the lease.
  • Scheduling an appointment with the landlord and tenant to view the property. 
  • Drafting the lease to be signed by the landlord and tenant.
  • Providing an inventory of the contents and condition of the property to the landlord and tenant after signing the lease for the semifinished and fully furnished properties.
  • It's standard procedure to collect the first month rent and one month rent as a security deposit prior to the commencement of the tenancy before handing over the keys to the property. 
  • Resolving any issues or concerns that may arise while the tenant is occupying the building as soon as possible.


PROPERTY INSPECTIONS

Regular property inspections will reduce maintenance cost by 90%.  This includes   inspection after a storm, hurricane or bad weather.

  • Vagrants - A vagrant can become violet and act to protect the property if not removed by the police.
  • Squatters - A squatter can file in Court for Adverse Possession, because they were living on the property for an extended period of time, without being told and advised by an Attorney to leave.
  • Overgrown trees and grass - This is problematic for property owners.  Reason being government is clamping down on property owners who neglect to attend to their property and keep it clear from overgrown trees, bush, grass and debris that are health hassars.
