VALUATION
It is an unbiased view of what a property cost. Valuations are confidential, and a Seller is not obligated to share it with a buyer. The Buyer would be required to have a Valuer conduct a valuation on their behalf.
WHEN WOULD I NEED A VALUATION?
There are a number of reasons, why you would need a VALUATION OF PROPERTY NEAR BARBADOS
SELLING PROPERTY
When you're selling your property, it is important to have it valued, to know the market value and to determine the price you want to sell it for. Therefore, a valuer can inspect the property to determine the market value. For these reasons, never under value or overvalue your property, because in both instances, it's not in your best interest.
BUYING PROPERTY
Whether you're buying property cash or through the bank or credit union, having a valuation saves you from overpaying for a property that is valued less than the selling price.
RENTING OR LEASING PROPERTY.
As a landlord looking for a tenant, having your property valued, will help you get the best market rate rental for your property.
PROPERTY INSURANCE
When you're insuring your property against natural disasters, it is important to have your property valued, to determine the insurance coverage.
DIVORCE PROPERTY SETTLEMENT
A couple might have purchased a family home before or after they were married. In both instances, they jointly own this property. However, if the matter is brought before the Court for divorce property settlement, the Court can determine, whether the property is to be sold, transferred or one spouse is to pay the other for their share. Whatever the circumstances are, the Court can request a valuation.
PROBATE PROPERTY SETTLEMENT
For the purpose of probate property settlement between the beneficiaries, it is best that you know the market value of the property, before selling or transferring ownership.
